Property Asset Management and Property Management

Whilst H&R has extensive experience with the management of property assets in the retail, commercial and industrial sectors, H&R are amongst the leading retail property managers specialising in high growth, defensive, lower income retail mass markets located in decentralized rural towns and urban nodes spread across South Africa. H&R manages numerous retail centres in these previously under-serviced markets, including decentralized towns such as Pongola, Paulpietersburg, Mahikeng, Khayelitsha, Soweto, just to mention a few. In addition, H&R has managed retail centres in urban and decentralised rural towns such as Motherwell, Kuyasa & Mdasntsane in the Eastern Cape province, Masingita, Giyani & Malamulele in the Limpopo province, Empangeni & Mkuze in KwaZulu-Natal province, Nelspruit & Elukwatini in the Mpumalanga province and Hammanskraal in Gauteng. We are passionate about partnering with our Landlords to change the landscape in these markets both economically, and on a social level. Our ability to network and support local communities and municipalities and understanding the market is critical in driving the demands of these historically marginalized areas, where these close relationships that we have established, ensures that the retail and social needs of communities, and the provision of infrastructure services is addressed collectively.

H&R were instrumental, along with Old Mutual, in developing and managing the retail centres, Gugulethu Square, located in Cape Town in the Western Cape and Setsing Crescent (renamed to Maluti Crescent) located in Phuthaditjhaba in the north-eastern Free State. H&R played a pivotal community engagement role during the construction phase and initial management of the two centres. These retail centres were anchored by Shoprite, Spar and Cashbuild, alongside a number of national retailers. As these developments fell within Old Mutual's developmental mandate of its infrastructure development fund, viz. the Ideas Fund, a certain portion of the retail space was allocated and leased to local community traders. The two centres were subsequently acquired by the JSE listed property fund, Vukile, when Old Mutual took a decision to wind down the Ideas Fund. Today these two centres are within the top 10 of Vukile's retail owned portfolio.

Development Management

H&R managed and initiated the re-development of Bushbuckridge Shopping Centre in Mpumalanga in two phases. Phase 1 included the re-construction of a new Shoprite mall with line shops. Phase 2 made provision for a second food anchor, re-organization of existing tenants, a new covered mall with lower retail line shops and re-positioned hardware premises, together with the modernisation of all external finishes. In addition, a new taxi rank and parking facilities is being developed, as well as covered trading facilities for informal traders. Integration of the new on-site taxi rank and the proposed short & long-distance bus termini, makes it the commuter interchange of the town, which is a strategic advantage to the shopping centre.

Redevelopment and management of Pareto’s premium regional shopping centre, Tyger Valley Centre of approximately 84 000m² located in the northern suburbs of Cape Town. The centre was re-developed at a cost of R565m, which included refurbishment and modernisation of internal malls, re-tenanting and reorganization of existing tenants with a construction area of approximately 40 000m². The footprint of national retailers was significantly increased and new international retail brands such as Zara from Spain and various retail divisions of Cotton On from Australia were introduced to Tyger Valley Centre.

Development and leasing of the 22,000m² Khayelitsha Mall in the CBD of Khayelitsha, a community-based project, wholly owned by the Khayelitsha Community Trust (the Trust). The development was fully funded and arranged through Rand Merchant Bank. H&R was instrumental in the development and training of PDI's in the areas of property management, facilities management and leasing over a period of five years. Once the training and development programme was completed, H&R handed over management to the Trust, which today operates independently. The Trust is currently in the process of expanding their property portfolio.

Project management of the refurbishment and upgrade of Avanti Office Park in Tyger Valley, including tenant co-ordination, management of professional team, compliance, setting of budgets with the quantity surveyor for client approval, etc.
